What's actually included in a mitigation system
A standard sub-slab depressurization system, the most common type of residential radon fix, includes:
- A suction point drilled through the slab or foundation floor, sometimes more than one depending on soil conditions
- PVC vent piping routed from that suction point up through the house (often through a closet or garage) and above the roofline
- An inline radon fan that continuously pulls soil gas out from under the slab and exhausts it above the roof
- A manometer or pressure gauge so the homeowner can see at a glance whether the fan is still running
- Sealing of major foundation cracks, the sump pit lid, and other obvious entry points
- A post-installation radon test to confirm the level actually dropped below the action threshold
What drives the price up
A few factors consistently push the cost toward the higher end:
- Foundation type. A simple poured concrete slab is usually the cheapest to fix. Homes with crawl spaces, multiple foundation types under one roof (a common situation in additions), or fieldstone/rubble foundations take more labor and materials.
- Soil conditions. Dense clay soil doesn't let air move as easily under the slab, which sometimes means the contractor needs a second suction point or a larger fan to get enough vacuum across the whole foundation footprint.
- Vent pipe routing. If the pipe has to travel through finished living space, multiple floors, or a tricky roofline, expect more labor hours and possibly some drywall or trim work afterward.
- Sump pit involvement. Homes with a functioning sump pump often route the mitigation system through a sealed sump lid, which adds a step but is usually still cheaper than drilling a separate suction point.
- Exterior vs. interior routing. Running the pipe up the outside of the house is often cheaper than routing it internally, but some HOAs or historic districts require interior routing for appearance, which raises the price.
- Electrical work. The fan needs a dedicated power source. If there's no outlet nearby, adding one adds a modest amount to the bill.
